Frequently asked questions about user models

The transition to modern, uniform contracts is an important part of Horizon 2028. This is necessary because too many different contracts have emerged over the past 20 years as EuroParcs has grown (from 7 to 60 parks). This proliferation of contracts (600 different types) has led to lack of clarity and complexity, both for you as an owner and for park management. Managing so many different contracts is virtually impossible and also very labour-intensive and therefore expensive.

That is why we have worked hard to create one uniform basic contract and six new user models, offering you simplicity, clarity and security. This new basic contract has been developed in careful consultation with owners, incorporating a lot of valuable feedback. The aim of this change is to maximise your security as an owner and create a better balance between the rights and obligations of both parties. The new contracts do not change your ownership rights, only your self-selected use of your property.

The pilot phase was completed in the period late 2023 and early 2024, during which EuroParcs spoke to more than 400 owners. The feedback collected from these interviews was analysed and integrated into the further development process of the usage models. EuroParcs is grateful for the valuable contributions from owners during these conversations.

You will be notified as soon as your park and personal offers are available. The specific timing for your park depends on several factors and may take a few months. We will first set up a focus group in consultation with the board of the Owners' Interest Association (BVE) to set the park rates. If there is no BVE on your park, we will take the initiative to put together a sounding board group. Please note that all new signed usage models for existing owners will only take effect from 2025.

Walk-in days are organised per park for which you will receive an invitation from the park manager. If you cannot attend one of these days, please contact your park manager to discuss the possibilities.

As soon as your offer is ready, you will receive a message from your park manager. This will explain how and where you can view your personal offer. In addition, you will find information about making an appointment for further explanation.

The new models apply to all properties, with the exception of annual pitches. However, we apply a park-by-park migration schedule. The exact contract offer is partly determined by the expected rental turnover of the property and growth expectations at the park. This may therefore vary from park to park.

The new contracts can start retroactively from 2025 if you decide to do so based on your personal offer, you can also choose to have them start from 2026, this applies to all newly signed contracts with the exception of contracts with a fixed guaranteed rental income that expire in or after 2025. Owners with a guarantee contract will be approached by EuroParcs no later than 3 months before the contract expires to discuss a new contract with the chosen user model.

We will discuss with you which agreements can be maintained and which will be cancelled. The most important factor here is whether a special agreement increases the complexity. Currently, there are many specific agreements within EuroParcs that hinder the efficiency of our operation.

The basic agreement provides an equal basis for all owners and includes updated general agreements that establish the basic relationship between you and EuroParcs. In collaboration with owners, this basic agreement was created, incorporating dozens of owners' wishes and concerns. In the new models, you sign both the basic agreement and the specific agreement for your chosen owner model. In addition to the basic agreement, EuroParcs is introducing six usage models with associated contracts.
